Building

This architecturally designed 2-storey beach villa is built to the Australian BSA and BCA Standards. Villa 1 (Resort) is built off the ground on stumps and the building takes into account modern design with a natural resort feel. The building is fully air-conditioned and insulated so you will feel comfortable all year round. This villa is 144.9 m2.

This Villa is externally constructed with a combination of form cladding, hardwood and corrugated iron. Internally this villa has a contemporary feel with hardwood floors throughout. The wet areas are layered with an ivory tile.  .

This Villa has a 5000 litre water tank that has been buried in the ground to reduce the building footprint and maintain a natural feel throughout the complex.

Design

The Villa 1 (Resort) is architecturally designed to create both functional and resort style living. Villa 1 (Resort) is specifically designed for the larger family. Unlike Villa 1 Dual Key This Villa can only be holiday let as a 3 bedroom option.

This villa has been professionally decorated by Decorate by Design. The Decorate by Design team has a combined experience in the industry of over 40 years. The Managing Director, Sue Schultz (Rickard) operated a successful partnership in a building / development company, managing a design studio and a large portfolio of residential and commercial investment properties in Victoria. Sue relocated to Queensland in 1992, where after an initial settling in period she recommenced practice as an interior design consultant utilising the craft acquired from her previous experience. Bluewater Lodges will have a contemporary and functional style. There has been an emphasis on providing affordability and comfort in an eco-friendly environment.

Furniture and Fittings

The Villa 1 Resort is purchased with high quality furniture and fittings.   The developer has thought of everything with fittings and furniture specifically chosen to complement the resort setting. All lodges are purchased fully furnished with an extensive inventory of everything required for your personal use or holiday letting.

The kitchen is also fully equipped and is beautifully finished with 20 millimeter Caesar stone bench tops. The lodges will be comfortable in summer and winter as they have reverse cycle air conditioners to control your internal climate. Lodges also have an instant gas hot water system for efficient and cost effective hot water. Both wireless internet (8mb) and pay TV (Austar – 8 channels and pay per view options) will be accessible to all lodges in the development.

Management

Ideally you would purchase this villa as a lifestyle investment property. The Bluewater Lodges will be managed by the ‘Break Free’ group. It is their intention to manage Bluewater Lodges at ‘Mantra’ level. Management fees will be approximately 12% (industry standard); however, you can also reside in the resort yourself.
