Building and design
What is the exterior of the lodges made from?
The lodges are constructed of form cladding, hardwood and corrugated iron.
Do we have a choice of colours / materials?
Schedule of colours have been pre determined for each lot Internal and External Colour Scheme options are available on request.
Do they have aircon if so how many and are they reverse cycle?
Yes – depending on villa will depend on how many air conditioners there are all lodges are fitted with reverse cycle aircon please refer to Villa 1/1R and 2/2R Matrix Stage 1
Are the lodges insulated?
Yes – all lodges are insulated to the Australian BCA Standards
Are all windows fitted with fly screens?
Yes
Are water tanks installed?
Yes – All lodges are fitted with 5000 litre under ground water tank
What type of flooring will be installed?
Mixed hardwood timber floor and ivory tiles in all wet areas.
Is the deck off the living area covered?
Yes- each deck is covered by a canvas roll out system
Management
Can we live in the complex permanently?
Can we have a dog / pets?
Yes – Inside pets only
Can I manage the property myself?
Yes – however this will limit your access to some Blue water options e.g. Austar, Internet.
Who will be managing the property?

What is the management commission?
Approximately 12% this will be confirmed by Break Free.
How much is the Body Corporate?
Approximately $3200 per year.
What other costs can I expect as part of the management?
Additional costs may include electricity, maintenance, cleaning, linen, credit card commission and advertising.
Can I build a fence for my property?
No
What will it cost an owner if he books and stays in own property?
The owner will incur the cleaning and linen costs for their stay.
Can I keep part of my property as owner residence i.e. not available for holiday let?
Yes – However an owner will not be able to stay at the same time as a guest.
Is there an onsite Manager and where will they be located?
Yes – Onsite manager will be located at lot 37 (entry to Bluewater Lodges)

Do we need to buy the furniture package?
Yes .
How much is the furniture package?
Villa 1 Dual Key $26,500
Villa 1 Resort $26,000

What is the hot water system?
All villas are fitted with an instant gas hot water system.
Is there internet access?
Yes – Wireless access is available onsite (up to 8000 megabit speed).
Will there be pay TV?
Yes – AUSTAR – 8 channels
Please Note: as a permanent resident you will need to organise your own dish and own set top box from the supplier.
What are the kitchen bench tops made from?
Made from 20 millimeter ceaser stone.
General Information
How far from the beach are the Bluewater?
Approximately 200 – 300 meters
How much are the Council Rates going to be?
Approximately $1800.
What are the Projected Returns? Based on similar products currently on the holiday letting market within Rainbow Beach, the Bluewater Lodges are expected to gross $28,000 – $32,000 per annum in their first year.
Are the sale prices negotiable?

What sizes are the blocks and are they free hold?
Blocks range from 242 m2 – 369 m2 square meters and are all free hold
How many Villa 1 / 1R and Villa 2 / 2R are planned in the development?
Villa 1 / 1R = 5

Can I leave my boat / trailer somewhere secure?
No – Secure storage is available in Rainbow Beach
How much do I have to pay as a deposit?
The deposit is 10% of the purchase price and is payable upon signing the contract
When will they commence building?
The first 5 lots of Stage 1 have been completed. The next five have commenced and are due for completion mid 2011.
How many star accommodation is it expected to be rated?

Will there be a resort entrance statement – such as Rainbow Shores?
Yes
Resort Facilities
Do I have access to the existing facilities at Rainbow Shores i.e. pools, golf, spa, pool tables, table tennis?
No – Bluewater is a resort in itself and our facilities are as per facilities section.
How big is the pool, is it heated?
The pool is a 20 meter non heated lap pool
How big is the spa, is it heated?
The spa is a huge 15 person outdoor non heated spa
What is the gym equipped with?
The gym has been professionally designed with $20,000 worth of equipment
